What a broker is
What a broker does.
Runs a process to many buyers and manages it: a book, a list, bids, a data room, the back-and-forth.
It helps when you want an auction and can wait most of a year. It costs a fee — typically a percentage of the price — and it puts your business in front of buyers you'll never meet, some of whom are competitors. None of that is a criticism; it's a service, and for some owners the right one.
When to skip it
When it doesn't help.
When there's a direct buyer at a fair price. Then a broker is a fee you didn't need to pay and a process you didn't need to run. If you already have one, bring them; we honor fee agreements and don't go around them.
A safe direct sale
